Special News From the USDA Rural Development Department

Dear Readers,

I just came across some very interesting brochures released by the United States Department of Agriculture (USDA) that are important to homeowners, or those who wish to be, in rural areas of our country which includes parts of Medina County.  There are a number of Homeownership Loans and Home Repair Loans available through the Rural Development Division.

First, if you are interested in purchasing a home in a rural area, there are Guaranteed Rural Housing Loans available to qualified applicants with moderate income limits.  The home must be in an area that falls within the rural jurisdiction definition.  The loan may be for up to 100% of the appraised value and  the homeowner must plan to live in the residence after purchasing it.  The mortgages are 30-year fixed rates at market interest rates.  Of course, there are many other requirements but the program is designed to help lower income homeowners buy that home they want!

The second program is for Home Repair Loans and is also very beneficial for rural homeowners.  Loans may be made for repairs to improve or modernize the home or to remove health and safety hazards.  Authorized Loan Purposes would include, installation or repair of sanitary water and waste disposal systems, energy conservation measures such as insulation, repairing or replacing heating systems and many other critical needs in a home. In some instances, grants may be available for these repairs.
